    Can I manually add income and expenses to my rent ledger in the landlord app?

    When you’re logged into the landlord app, just click on the Financials tab, and go to “Income and Expense Ledger.” There you’ll see a series of action links, including Add Income.

    Can I run credit reports without the applicant having to approve it online?

    Yes, but only if you have a one-time site inspection performed.Otherwise, your applicants will need to approve your credit report requests on our online property management app.

    Can I use the software on multiple computers?

    Yes, you can easily install the software on all your computers (both Mac and PC).  TIP: Store your bookkeeping files in your own Dropbox, Google Drive, or Onedrive folder so they sync automatically between computers & apps.  Click here for the instructional video.

    Do I need to create a bookkeeping file for each financial year?

    Yes, you need to create a new bookkeeping file for each year.  This is a quick and easy process.  Click here to view the “how to video”.

    Do these ledgers work on both Mac and PC computers?

    Having Trouble with Your Tenant Ledger?

    Most tenant ledger issues are related to: 1) Missing rent payments from the early days of a lease or tenancy, 2) Income transactions that have not been assigned to the proper tenancy, and 3) Missing tenant ledger charges for things like utilities, pet deposits, etc.

    How do I close the ledger program?

    Click on the blue “X” button in the main program screen (to the right of the bookkeeping file name).

    How do I get a rental reference letter?

    You can contact your real estate agent and ask for both a rental reference letter and a rental ledger.

    How do I make a new entry?

    Choose the “Enter Record” button in the main screen and just fill in the fields.

    How do I make sure the letter isn’t rejected by the lender?

    Having a good rental history isn’t always enough to get your home loan approved.

    How Do I Use A Rent Ledger In An Eviction Action?

    The rent ledger or rent roll is the backbone for any Unlawful Detainer action filled for non-payment of rent or non-payment of late charges and other fees allowed by the rental agreement.

    How do you calculate prepaid rent expenses?

    The procedure of calculating the prepaid rent expenses depends on the amount of a company’s monthly rent.Firstly, you have to divide the total amount of prepaid rent by a certain number of months.For instance, if a company that prepaid $2400 for a year then divides $2400 by 12 because we know there are 12 months in a year.The result will show the amount of rent the company has to pay each month.Hence, the company has to pay $200 per month for rent.

    How do you verify rental applicants' identities for tenant screening?

    Not funny? Okay, try this: we leverage credit bureau Experian’s Precise ID to verify all rental applications that include tenant screening reports.They’re verified not only through their identifying information (name, address, date of birth, Social Security Number, etc.) but also through their recent credit history and transactions.

    How to keep track of rent?

    You can keep the track of the rent with the help of spreadsheets such as MS Excel.You can create your own spreadsheet and download it from the internet.You can use one spreadsheet every month and then total them all at the end of the year.

    I have a notice to vacate from my landlord, or a Court Summons for an eviction hearing, what should I do?

    You cannot be evicted from your property without receiving an opportunity for a hearing in court, and an order from the judge.We encourage you to participate in the court proceedings as you may be eligible for a COVID related delay in eviction.Only a sheriff, with a court order can evict you.Please review the information about tenant protections here.

    I was able to pay my rent up until now, but do not think I will be able to pay next month, can I get help?

    Unfortunately, this program is only available to households behind on their rent.If you find yourself in that position, please monitor this website for any additional future rent assistance programs.

    What about a character reference?

    A bank won’t require a character reference in normal circumstances.

    Let’s say that you’ve been living at your current address for the past 8 months.

    What if I don’t have a property manager?

    If you’re renting, but you didn’t go through a real estate agent (you’re just in an arrangement with the landlord), the following template will suffice.

    What is "Sync", and why do entries disappear after I used the "Sync" button?

    The Sync button “reloads” the bookkeeping file so you can see the most recent entries that have been made to that file from other computers or devices.  BEWARE, if you make entries without using “save”, then those unsaved entries will be lost if you choose the Sync button.

    A lease ledger is a place for tenants to record payments they have made and for landlords to record payments they have received.Additionally, tenants and landlords can record expenses made on repairs or improvements to the property.

    The rent ledger is a written record, of everything the tenant has paid during his or her tenancy.It should start with the Security Deposit and other fees the tenant paid at the inception of the tenancy and should continue with an accounting of the date and amount of each month’s rent payment, and a separate entry for any late charges paid by the tenant according to he terms of the rental agreement.

    What is the difference between the "Expanded" and "Basic" version?

    The “Expanded” versions allow for individual income and expense statements for each specific project, property, truck, or clients, etc.  The “Basic”  versions provide you with only ONE overall combined income and expense statement.

    We strongly encourage you to complete your application as soon as possible, as the funds are limited and will be dispersed on a first-come first-served basis, but there is not set deadline to submit your request at this time.

    When should you avoid paying rent in advance?

    Paying rent in advance is often a risk.Sometimes an emergency happens for which you have to move out on short notice.If you are on a month-to-month lease and the owner may decide to sell the property.Paying rent in advance is at risk because sometimes you can’t get that money back from the landlord.Moreover, paying rent in advance will put you in a financial crisis.Hence, before paying rent in advance keep all these things in your mind.

    Why am I not able see my entry after choosing the "Submit" button?

    You must be sure you check your “filter” buttons.  For example, if your “Date” filter button is showing “January”, it means only the entries for January will display.So, if you make an entry for March and the filter is set to January it will not show up.  To have all your entries show up, select “All” in all the filter boxes and they will appear.

    Why do banks ask for this document?

    Lenders will ask for a signed tenant rental history form if you can’t prove genuine savings.

    Why Do I Need A Rent Ledger/Rent Roll?

    Owing rental property is a business and should be treated like a business.Properly accounting for the monthly income of a business (rent and other fees for the rental property) is a sound accounting practice that is necessary for tax purposes and will be required if the landlord ever wants to evict a tenant for non-payment of rent or non-payment of late fees and other charges allowed by the rental agreement.

    Why don’t banks accept letters from landlords?

    Most lenders won’t accept a rental history letter from a landlord because landlords can be anyone.
